Roof Cleaning in Kiama and Gerringong
Lichen, moss and black streaks lifted off with a low-pressure soft wash, worked from the top down. No blasting, no walking all over fragile tiles.

Why roofs around Kiama go black and green
The orange and red tiles you see across Kiama Downs and Gerringong slowly turn grey, then dark, as lichen and mould take hold. Damp sea air keeps the roof surface moist for longer, and trees drop leaves and seeds that hold water against the tiles. On the shady side of a roof, that happens even faster.
Lichen isn’t just a look. It roots into the surface of tiles and holds moisture there, and over the years that wears the surface away. Metal roofs suffer differently: dirt and salt sit in the ribs, and black mould grows along the overlaps where water lingers.
How Noah cleans a roof
- Check first. Tile condition, the age and coating of a metal roof, the pitch, and safe access. If a roof isn’t suitable, you’ll hear that before any work starts.
- Protect the house. Plants are wet down, tank downpipes are dealt with, and you’re asked to close windows and bring the washing in.
- Soft wash from the top down. A roof-safe cleaning treatment goes on at low pressure and is given time to work, then it’s rinsed gently.
- Gutters and panels while up there. If you’ve booked them, the gutters get cleared and the solar panels washed in the same visit.
Colorbond and metal roofs too
Metal roofs get the same low-pressure care. This recent job shows dirt and grime washed out of the ribs and off the flashings without scrubbing the finish.

Roofs that are easy to forget
Holiday houses in Gerroa and Werri Beach often go years without anyone looking up. If yours is used on and off, send a couple of photos taken from the street or the yard and Noah can tell you whether it’s due. If it isn’t, he’ll say so.
Steep blocks around Kiama Heights and the hills behind Jamberoo can make access tricky. That’s one reason roofs are always priced after seeing photos, so the quote includes everything needed to do it safely.

Questions people ask
Is roof cleaning safe for old terracotta tiles?
It can be, as long as the tiles are sound. Noah checks for cracked, loose or crumbly tiles and safe access before starting, and a low-pressure soft wash is used, never a blaster. If a roof is too fragile to walk or clean, you’ll be told before any work begins.
How often should a Kiama roof be cleaned?
It depends on shade, trees and how close you are to the water. Roofs under big trees or facing the damp southerly side tend to grow lichen faster. Many owners book a clean when the dark patches come back, rather than on a fixed timetable.
Does roof cleaning include the gutters?
Gutters are a separate item, but it makes sense to book them together because the ladder and safety gear are already set up. See gutter and solar cleaning.
What happens to the rainwater tank?
Downpipes that feed a tank should be disconnected or locked off before a roof is treated. Noah explains exactly what to do when he books the job.
How much does roof cleaning cost in Kiama?
Roofs are priced per job because size, pitch, height and the amount of lichen all change the work. Send photos for a free fixed written quote.
